How DeedTrack collects consent to send text messages, exactly what those messages say, and how to stop them at any time.

Program summary. DeedTrack is payment-servicing software for owner-financed home sales (contract for deed). DeedTrack sends account and payment text messages — payment reminders and past-due notices — to home buyers who have created a DeedTrack buyer account and have explicitly checked a box agreeing to receive text messages. These are transactional account notifications only.
Who this applies to. Text messages are sent to home buyers only. Investors and other account holders do not receive text messages from DeedTrack at any time; their notifications are sent by email. The consent described on this page is collected from the buyer and from nobody else.
DeedTrack never sends marketing, promotional, or third-party messages, and never sends messages to anyone who has not opted in.
Consent is collected directly from the home buyer, in the DeedTrack web app, through a dedicated text-message checkbox on the buyer account signup form. Consent is not collected by the property seller, and it is not collected through any paper contract or purchase agreement.
Above is the exact wording and layout shown to the buyer. Consent to receive text messages is kept entirely separate from acceptance of the Terms of Service and Privacy Policy, is never pre-checked, and is never bundled with any other agreement.
Only transactional messages about the buyer’s own account. There are two kinds: a reminder before a payment is due, and a past-due notice after it. A seller may configure up to three past-due notices at intervals of their choosing, and may send by email only, text only, or both. The wording is set by the seller; every text carries the opt-out line shown below.
| Frequency | Varies by the buyer's payment schedule and whether a payment is late — typically 1 to 4 messages per month. |
|---|---|
| Cost | DeedTrack does not charge for text messages. Message and data rates may apply from your mobile carrier. |
| Carriers | Carriers are not liable for delayed or undelivered messages. |
Reply STOP to any DeedTrack message to stop all text messages immediately. You will receive one confirmation message and then no further texts. Opting out of text messages does not affect the buyer's account, and account notifications continue by email.
Reply HELP to any message for help, or email [email protected].
Buyers may also email [email protected] at any time to have text messaging turned off for their account.
DeedTrack collects a buyer's mobile number solely to send the account notifications described on this page. Mobile opt-in data and consent are never shared with third parties, and mobile numbers are never sold, rented, or shared with anyone for marketing purposes. See our Privacy Policy for full details.
